What renting looks like when each side keeps its own version

No move-in record, so at move-out every scratch turns into a negotiation — and the deposit is the bargaining chip.

Landlord and tenant show up to renewal with two different RERA numbers. NEST IQ Check gives everyone the same figure, straight from Decree 43.

The 90-day renewal window slips past with no reminder, and now the whole thing is a rush.

Put both sides on one account and most of this simply stops happening — same record, same numbers, same reminders.

See it in action

A certified record and a straight RERA number.

Evidence, not a printout.

Both sides photograph and sign one locked record. It's sealed with a content hash, a QR anyone can verify, dual-signature timestamps, and on-site location proof — so at move-out there's nothing to relitigate.

How it works

Set up in minutes. Sorted for the whole tenancy.

Landlord and tenant on one shared account — so the group chat can go back to lift notices and nothing that needs a paper trail.

Sign up free — tenant, landlord or PM

Pick your role, add your place. About 90 seconds and you're in.

Bring in the other side

Landlord adds the property, tenant joins by invite link. From then on you both see the same unit, documents and history.

Record the condition together

Both of you photograph every room and sign one locked record before the keys change hands. Move-out is simple because move-in was clear.

Ask Nia anything, anytime

Rent increase due? AC out since March? Ask Nia. She knows Dubai tenancy law cold and gives both sides the same straight answer.

Everything the tenancy needs — live today

Five tools. One shared account.

Nia — ask anything

The AI that actually answers your Dubai rental question.

Nia knows RERA, Ejari, DEWA, notice periods and deposit rules cold. Describe your situation and get a straight answer — not 'speak to a professional', not a phone menu.

AI-powered and can make mistakes — informational, not legal advice. Verify important matters. See our Terms.

Can my landlord ask for 20% more rent?

Under RERA Decree 43 it depends how far below market you are. What's your rent vs. the market rate?

AED 80K, market is AED 100K

You're 20% below market — that's the 5% bracket. Max increase is to AED 84,000. Not a dirham more.

Condition records

Move-in and move-out, done together

Both of you photograph every room and sign one locked record before the keys change hands. At move-out there's nothing to relitigate — just the record you both signed, timestamped and certified.

MIMO Vision — live

AI photo comparison at move-out

MIMO Vision compares move-in and move-out photos room by room, flags what actually changed versus what was there on day one, and gives both sides the same neutral comparison.

Chat that counts as a record

Every repair request, notice and message is timestamped and attached to the tenancy. When a 'I told you in March' moment arrives, you have the receipt — not a screenshot.

Both sides. One app.

NEST IQ doesn't take sides. It keeps the facts straight.

Most Dubai rental friction is missing information, not bad intentions. Give both sides the same facts, numbers and timeline — and most of it never starts.

Dubai rental questions

Straight answers, sourced from the law.

How much can my landlord increase my rent in Dubai?

Under RERA Decree 43 of 2013, the permitted increase depends on how far your current rent sits below the RERA rental index: 0% if within 10% of the index, 5% if 11–20% below, 10% if 21–30% below, 15% if 31–40% below, and 20% if more than 40% below. NEST IQ Check calculates your exact figure from your rent and area in seconds.

How do I protect my security deposit in Dubai?

Create a signed move-in condition record with photographs of every room before you take the keys, and repeat it at move-out. A shared, timestamped record both parties signed is the primary evidence that prevents deposit disputes at the Dubai Rental Disputes Centre. NEST IQ produces a certified, tamper-evident record you can both rely on.

What notice period applies to a Dubai tenancy renewal?

Under UAE rental law, a landlord must give at least 90 days’ notice before renewal to change rent or terms, and eviction on specific legal grounds generally requires 12 months’ notice via notary public or registered mail. Nia explains the rules for your exact situation — informational, not legal advice.

What is NEST IQ?
